‘What is the difference between Prefabricated homes and Kit homes? ’
Kit homes are supplied in a 'nuts and bolts' form, consisting of the bare essentials to build a house up to a frame or lock-up stage.
Once the kit has been supplied, the onus is then on the owner to acquire council applications, service connections, and all of the other paper work required to satisfy local regulations. Then the owner must build their house from the supplied components and/ or organise sub-contractors and trades people.
Kits may not include the necessary components to make a house livable - items such as floor and wall coverings, plumbing, electrical, and cabinetry. These items alone and the labour required to install them represent a very significant portion of the cost of building a home.
‘Do you sell kits ?’
At this stage we don’t sell kits as our homes are a fully finished product but we Can work with your local tradespeople to complete installation. Our homes are fully finished, ready to move in.
‘What is included in your standard price? ’
See the Specifications and Inclusions page on this website - extras would be items like upgraded kitchens, extra decks , water tanks, HSTP systems, solar panels etc .
The pricing is based on a fully erected and finished home on a level site in our local regions. Additional transport costs need to be factored in outside of these
‘Where do you deliver and build ?’
We have a factory in Cairns and are opening a new factory on the Sunshine coast in 2010, With further plans for NT and NSW after that.
‘Can your homes be built on sloping sites ?’
Standard designs are set on 600mm steel posts on level blocks (and can be raised to legal height as high set homes) Sloping blocks are no problem by simply adjusting posts, bracing and footings to suit. This method does end up cheaper than extensive earth works and retaining walls and is also kinder to the environment.
‘How long will it take to build my home?’
Construction time is far shorter than conventional building methods. Our modular Designs [Seisa series] take 4-6 weeks in factory and 1 week install. Larger designs are flatpacked to site and take an overall period of 10-12 weeks from signing a contract
‘Can your designs be modified?’We can make alterations to these standard designs subject to architectural approval and the constraints of our patented building system.
‘Colour and even the selection of finishes is always important with a house both inside and out, how does that work with your designs?’We have six standard colour schemes designs by the architect these are designed to blend the architectural style to the environment- they will be on website shortly
‘What are the payment arrangements - what is the deposit, when is it paid, what other instalments are there and when are they paid? ’A series of staged payments starting with a preliminary deposit of $3000 follow by the following percentages of the contract price ( preliminary deposit taken off first 5% payment) - Deposit 5%, Plans and Documents 5%, Materials and Production 30%, Posts, Bearers and Floor 15%, Enclosed stage 35%, Practical Completion 10% - Modular Builds are slightly different
‘Do you offer fixed price contracts?’

‘Will the house have the usual insurance with BSA ?’
Yes it does - as a licenced builder we offer the statutory full 6 year structural warranty and 6 month defect warranty
‘Do you have any of the designs on display??’

‘What proof of ownership of the land do you need?’
A rates notice or title deed
‘What proof of finance or ability to pay do you need?’
A finance approval letter from bank and / or bank statements
